Brokers are gladly forsaking March Break vacation to capitalize on the return of first-time buyers to a flagging housing market.
 
“I know how profitable March can be,” says Margaret Heesters, a mortgage broker with Mortgage Alliance. “January and February were a little bit slow, so I am taking advantage of the spring market now.”
 
Heesters uses the week of March Break as her big push to kick off the spring housing market.
 
“Today is insane and I’m booked solid,” she said. “And all this week I am busy with a number of pre-approvals and a lot of first-time buyers. Actually, I am seeing a lot of first-time buyers this week.”
 
Elfie Hayes of Mortgage Intelligence, uses her website to not only promote her business, but promote March Break activities for families and children in the local area.
 
“I’ve got a crazy week ahead of me,” says Hayes. “It will be a busy March Break.”
 
Just a few of the activities Hayes has posted online include Oshawa March Break Camps, the Mayor’s Free Skate in Whitby, and a variety of skating, arts, science and theatre camps in nearby Ajax and Pickering. Hayes finds posting the activities a useful tool in attracting client interest.
 
“We are in the middle of freshening up our web presence,” she says. “It was a quiet January and February – we had a bad winter of cold and storms – so you need a strategy to succeed in the spring season.”
 
Hayes’ original website was established in 2009, but the changing metrics of search engines means that brokers need to change with the times.
 
“Google has changed everything, how we are ranked,” she told MortgageBrokerNews.ca. “We had too much information on the website. Now, we simply provide information the community needs, like March Break activities – and include links to services we provide.”
