Maybe you should have a vote and publish the most unfriendly broker. Earning the most friendly title doesn't create competition. But the possibility of being published as the most unfriendly will certainly cause lenders to review their broker relation policies, or at minimum, weed out some unsavory underwriters.

First National wins hands down - They are fast, don't have pages and pages of conditions an the don't treat brokers differently whether they are high or low volume. Their people are pleasant too!!

here is my answer: A lender can be friendly to begin with, I have lots of those, but the lender in my book becomes friendly when after the fact they treat my client(not theirs) with respect even when things go bad. My broker friendly lender contact me when there are problems to see if I can help my client out, when that happens we have been able to fix the problem before it becomes a big problem. a broker friendly lender does not fight tooth and nail with me when it comes time for renewal and tries to help me put my client in the best possible position and if that means switching the client than they do not make a fuss. my broker friendly lender does not undermine me when it comes to renewing a client instead they work with me so they can keep the client and they work on figuring out what is the best for the client and for me. that is what a broker-friendly lender does. last thing beware of a wolf in sheep clothing--some lender make friendly but when it comes to cruch time they have no problem leaving you with big mess to clean up. The Lender that helps you on every turn is the best broker-friendly lender to me.
