CanEquity says it's launched the lowest rate in Canada

CanEquity says it's offering the lowest mortgage rate in Canada, lower than its 3.81 per cent rate.

To see how much you could potentially save the rate special savings calculator on its site lets homebuyers enter the value of their desired mortgage, the five-year rate of a competitor of their choosing and compare it with the 3.81 per cent CanEquity rate. According to CanEquity, the savings rate is less than that.

The savings calculator deducts a one-time administration fee that CanEquity reinstated in order to offer a rate this low, but the savings the consumer will make over a five-year term is still comparably worthwhile.

Seriously, is this posting above for real? Can I blatantly post advertising for my firm / products / etc.? I'm sure we could probably also call it non-compliant, you can't legally say "XYZ offers lowest rate in Canada"

With a large enough fee, I could advertise a 0.0001% 5 year fixed rate.

I tried the calculator on the CanEquity website and it shows a 5 year rate of 4.14%. The rate being quoted seems to be the 3 year rate although it is not even the correct rate.
