    In my experience, the only lender that does not require a clause where investor has to refund the credits if tenant doesn't exercise option is TD, surprisingly.

    It is not easy to find serious info on rent to own and educate yourself. I came across a great book online that explained the concept really well, and contained a lot of useful tips what to look for and how to protect yourself as a renter/future owner.
