    what a shame! no doubt the mortgages were insured by cmhc and the taxpayer will cover the banks losses. and the "emile" appraisal system and using just one lawyer to transfer title and draft the mortgage saved the consumer time and money...both ideas may be in jeopardy because of those that may have abused the system
